Building your dream home typically requires about 6 months.  Winter months may require a bit longer.

 

Lot/Site Selection:  Whether you are building on a lot in an existing subdivision or on that perfect piece of land in the country, it is important to consider site conditions in both the design and budgeting of your new custom home.  It’s time to get mud on your shoes and rub some dirt between your fingers.  Don’t forget your shoe covers . We will guide you through a site analysis giving careful consideration to utilities, drainage, driveway, trees, foundation height, orientation, cuts & fills, regulatory requirements, maintenance requirements, environmental, etc., etc., etc.  Most importantly let’s think hard about how you envision utilizing your new land both today and into the future.

 

Preliminary Design & Deposit:  Once we’ve completed our site review, discussed your needs, and established a budget, it’s time to secure your option on the land and begin the design process. 

 

Design/Architecture:  It’s time to dust off that stack of design ideas hidden away on the top shelf that you’ve been collecting all these years.  With gentle inspiration, we will guide you through the design of your new custom home, incorporating those special features that will reward you with warmth, comfort and convenience.  Keeping in mind your wishes and dreams, the results of our site analysis, the neighborhood, unique design style, and your budget, it is time to begin the design process.  Whether using one of our standard plans , a purchased plan , an outside architect, or our in-house design team using 3d architecture software,  the options are limitless.  Please keep in mind the answer is Always Yes!  Let your dreams unfold.  Design time is flexible to insure careful consideration and thought to achieving your dream home design.  Together, let’s take the time we need to be absolutely certain your new home fulfills your dream.  Remember, plan changes are easy and white-out & red pens are your friend.  Upon design completion we will issue a set of preliminary plans, 3D virtual tour, revised budget, preliminary selections and allowances, and a draft construction contract.    

 

Final Plans & Contract:  After customer approval of the preliminaries, a final set of construction drawings are completed along with the contract to build.  Upon execution, this information can be communicated to the bank for financing.

 

Financing:    While there can be many creative financial options, the most common are conventional Construction-To-Perm loans where the buyer takes title to the project at the start; End Loans where the builder takes title to the project and the buyer closes at the end of construction (requires a 25% down payment); or Cash Sales in which specific terms will need to be negotiated.  The most common and most economical to you, our customer, is the Construction-To-Perm loan.   Working in the background with one of our approved lenders,  in parallel with the design process, the finance arrangements are being completed.  The final plans and contract are required bank documents are submitted for closing.  Closing on the loan typically takes two weeks.  Upon closing, construction begins.

 Selling Your Home:  When to sell your home is a personal decision best made in consultation with your Realtor and financial advisor.  There are many factors to consider.  If you require temporary housing while your home is being completed, we can help.  If you require help in making moving arrangements, we can help.  If you need repairs to your existing home, we can help.  If you need a Realtor, we have one on staff or we can offer recommendations.  Need to stage or decorate your home in preparation for sale, we can help.
