Answer: Sydney’s Bend is located, near the eastern border, within the City Limits of Miamisburg, Montgomery County, Ohio 45342.


Question: What school district serves Sydney’s Bend Subdivision?

Answer: Miamisburg City Schools. A Blue Ribbon School of Excellence, our district is in the midst of an extensive expansion & renovation program, building a new junior high school, grade school & major renovations / additions to the high school.


Question: Is there shopping & services nearby?
Answer: The Dayton Mall is located just around the corner at 725 & 741. A new outlet mall is located just south on I-75. We are surrounded by a wide variety of culinary choices. A number of major grocery stores are within a short drive. The Sycamore Hospital is located in town on 725.


Question: What leisure activities are nearby?
Answer: Pipestone, a championship course of 7200 yards is located across the street. Additionally, The Mound Golf Course is located just a few miles to the east. We have numerous bike trails along the river in the historic downtown district. The Miamisburg Park District offers numerous activities including an Olympic size zero depth pool.


Question: What is the source of the construction on Miamisburg-Springboro Road?
Answer: The new Austin Road interchange offers access to I-75 and commercial development forecasting significant job growth potential for our community. The interchange is scheduled to open in the late spring of 2010.

Question: What is custom?

Answer: We design and draw plans for each home we build. Your home can be as unique as you can imagine. Follow your dreams.


Question: Can I use my own house plan?
Answer: Yes. We have also built from purchased plans available from a variety of architects listed on the internet.


Question: How long does it take to build a custom home?

Answer: Typically, custom homes take 4-6 months to complete. Weather plays a major role in construction scheduling.


Question: Where do you build?
Answer: We can build on our lot, your lot or hundreds of open builder lots throughout the Miami Valley.


Question: Will Kniess build on my lot?

Answer: Yes. At Kniess And Associates, we offer a free site/lot analysis, design consultation & preliminary budget.


Question: Can I do some of the work myself?

Answer: Many of our customers elect to invest a little sweat equity to reduce cost. Projects may include: Paint, flooring, Decks, Basement Finish and /or Stocking Drywall, Technology & Landscaping. Need technical advice, we can help.


Question: Can I purchase building materials on my own?
Answer: Yes


Question: I have a friend in the trades. Would it be ok to have them perform certain subcontracted functions?
Answer: We will endeavor to accommodate you within the framework of our operational polices.


Question: What type of financing is available?
Answer: Construction To Perm & End Loan financing is available from a variety of lenders. The vast majority of our customers have found Construction To Perm products to be the most economical. We will endeavor to answer all your questions, However; Due to the constantly changing lending environment, please contact your lender for detailed polices and procedures.


Question: Is there a lending institution you would recommend?
Answer: We are an approved builder in good standing with most lending institutions including: Farmers & Merchants, Fifth Third, First Place Bank, PNC, Union Savings, U.S. Bank and Wright-Patt Credit Union. We have had great experiences with Bob Gottschlich of Wright-Patt (937) 912-7421.

Question: How will I figure my house payment?
Answer: There are a number of mortgage calculators on the internet. Or, please call and we will offer an estimated calculation.


Question: I have trouble visualizing my new home from a drawing. How will I know what my new home will look like?
Answer: We achieve this in two ways. Chief Architect™ 3D software allows us to give you a virtual walk thru. In most cases, we can tour homes we have previously built that demonstrate the features you desire.


Question: What is the fastest way to sell my home?
Answer: Price & Beauty are the primary factors in today’s market. We can offer assistance making recommendations for maintenance & staging professionals.


Question: Where do I begin when it comes time to sell my home?

Answer: We can recommend a trusted Realtor.


Question: I need to sell my home prior to building a new home. Where will I live?
Answer: We can assist you with temporary housing and storage facilities.


Question: How can I reserve a lot & begin the design process?

Answer: We request a lot deposit to reserve a lot and begin the design process.


Question: What are the Association fees for the Sydney’s Bend Development Homeowners Association?

Answer: Approximately $200/year


Question: What does the Association do?

Answer: The primary activities of the Homeowners Association include: Maintenance of the storm system, Maintenance & Management of the Conservation Area, and Management of the Covenants, Conditions & Restrictions.


Question: Do I need an irrigation system?

Answer: Each home in Sydney’s Bend Subdivision has a minimum of a front yard irrigation system.


Question: Are sheds allowed?
Answer: Specific lots may accommodate sheds. On lots which prohibit sheds, we can incorporate outdoor storage on an attached shed or shed under the deck.


Question: Can fences be installed?
Answer: Fences are permissible on certain lots. While dog runs are permissible on all lots, most home owners utilize invisible fences for pets. Visual screens are permissible for hot tubs. Metal fences are permitted for pool installation.


Question: Is there a home warrantee?

Answer: Each new home is warranted by Kniess And Associates, Inc. for One Year. In many cases product manufacturers offer longer warrantees. Please ask for details. Longer warrantees may be purchased.


Question: Do the new Tax Credits apply?

Answer: Yes, please contact your tax accountant. If you need further clarification, please call.


Question: How long has Kniess been building homes?

Answer: For over 25 years we have custom crafted hundreds of unique and special homes throughout the Miami Valley. We are a registered builder with the Home Builders Association.
